Terms of use
These Terms govern your use of BLM Converter at blmconverter.com, including the listing converter and the UK property directory. If you do not agree, do not use the site.
1. Who this tool is for
BLM Converter is a self-service utility for people who already have the legal right to a property listing. You must only submit a URL for a listing you own or are authorised to represent (for example as the appointed estate or letting agent).
2. Your promises
You promise that: (a) you have the right to copy and download the listing content and images; (b) your use does not infringe copyright, database rights, or the terms of the source website; (c) you will not use the service to scrape, harvest, or build a database of listings that are not yours; (d) the URL you submit is a single public listing page on a site we support, not a search results page and not content behind a login.
3. No affiliation
We are not affiliated with, endorsed by, or partners of any third-party listing website. You remain solely responsible for complying with those sites’ terms.
4. In-memory processing
We process the fetched page and images in RAM to produce a BLM file and ZIP, then discard them. We do not permanently store listing content or images. A limited consent and abuse log may be kept, as described in Privacy.
5. Directory
The directory is a list of UK property-related websites only (agencies, developers, listing sites, and related professional services). It is not a general business directory and not a property-for-sale database. Submitting a site creates a record of your name, email, the website, the plan you chose, and your agreement to these Terms. You do not receive a login from that submission.
Free listing. There is no fee. You must place a visible hyperlink to blmconverter.com on the home page of the website you submit — not on an inner, blog, or footer-only page if that page is not the home page. The URL you submit must be that home page. If the return link is missing or moved, we may unpublish the listing without notice.
Paid listing. A paid listing does not require a return link. The annual price is shown on the suggestion form and may change for new periods. Payment is agreed with us; there is no automated card checkout on this website. A paid listing is not published until we have recorded payment and a paid period (from date and to date) and have approved it. There is no lifetime listing. If the paid period ends and is not renewed, the listing is unpublished. Fees already paid are not refunded if you or we remove the listing, if we refuse the suggestion, or if we discontinue the directory, except where we choose otherwise.
We may refuse, edit, unpublish, or delete a directory listing at any time, including where the site is not property-related, the information is inaccurate, a return link is missing, payment is not received, or a third party objects. One public hostname is listed once. You confirm you are authorised to list the business.
6. No warranty
The conversion is provided “as is”. Extracted data may be incomplete or wrong. You must check the preview and the file before you use it. Directory listings are provided for information only. We are not liable for failed conversions, blocked requests by third-party sites, directory listings, or your use of the output.
7. Indemnity
You will indemnify and hold harmless the operator of this site against claims, losses, and costs arising from your use of the service, including claims that you did not have the right to copy a listing, that you were not authorised to list a website, or that you breached a third party’s terms.
8. Limits and refusal
We may rate-limit, refuse, or disable a source or a directory listing at any time, including where a third party objects or a source blocks our servers. We may keep logs needed to enforce these Terms.
9. Not legal advice
These Terms do not grant you a licence from any listing website. If you are unsure you have the right to convert a listing or to list a business, do not use the tool.
